including, but not limited to issues surrounding the title, the buyer or seller wanting to back out of the contract, and general purpose form contracts (which most realtors use) that do
not address issues specific to the home you are trying to buy or sell. Both the buyer and seller should have their own attorney in order to protect their own interests.

Even the best standard form contract cannot adequately address every transaction between every buyer and every seller. However, an attorney can customize contracts for his clients in order
to ensure that the client is getting exactly what they need. Additionally, the lender's attorney does not protect the buyer or seller - they are hired by the lender to protect the lender's
interests. I will guide you through the process of buying or selling a home to ensure that it goes as smoothly as possible while protecting your interests during the time I represent you.
Additionally, I am a licensed Real Estate Broker in Massachusetts who exclusively represents Massachusetts homebuyers. Therefore, I can also provide real estate services
(through my real estate office) to my clients. Because I am a lawyer who is also a real estate agent; and, since my fee comes from the listing commission paid by the seller, you receive
professional advice from home search through closing, without spending any more money than you would have if you handled the transaction yourself because my legal fees will be included
in the listing commission paid by the seller.
